Malaysia Urged to Build Age‑Friendly Communities

As Malaysia moves toward becoming an aged society by 2030, developers are being urged to rethink housing by focusing on age‑ready townships rather than just individual properties.

According to Leonard Theng, property and asset director at MTT Group, communities must be designed to support ageing well, with easy access to healthcare, wellness, recreation, and social interaction.

Theng, who also represents Eden at Botanica CT, said integrated ecosystems are key, combining independent living with care support and facilities such as the upcoming Selgate Specialist Hospital Penang.

He urged policymakers to treat ageing as both an economic opportunity and a quality‑of‑life issue in Budget 2027, spanning healthcare, housing, employment, and financial planning.

He pointed to Penang’s Age Friendly City Project as a model, while stressing the importance of senior‑friendly hiring practices to keep older adults engaged in the workforce.

Theng also highlighted the need for collaboration between government, developers, healthcare providers, and financial institutions to build an ageing‑ready ecosystem.

Senior living, he added, should be seen as a proactive lifestyle choice rather than a last‑resort care option. With Gen X soon entering retirement, developers must anticipate new expectations around lifestyle, mobility, and experiences, ensuring communities are built ahead of demand.
