5 Red Flags to Spot Before You Buy a Luxury Home

5 Red Flags to Spot Before You Buy a Luxury Home

A luxury listing can look flawless online and still hide problems. A real-estate agent who works with high-end buyers says a big price tag doesn’t make a home a good investment, and she checks five things before any offer.

Renovation quality. Expensive-looking finishes can cover sloppy work. She checks cabinet joints, drawer glides, door alignment, tile and grout lines, flooring installation and gaps around trim, because weak workmanship means paying for repairs sooner than expected.

A High Price Tag Doesn’t Mean a Smart Investment

Location. Road noise, busy streets and awkward lots can’t be renovated away. They also shrink the pool of buyers when it’s time to sell.

Time on market. There’s no magic number, but she reviews listing history, price cuts and nearby sales, and asks the seller’s agent directly why the home hasn’t sold.

Hidden defects. Multimillion-dollar homes can still have an aging HVAC system, roof trouble, water damage or plumbing issues. Inspections matter, and the inspection period is a chance to negotiate strategically.

Seller spending. A $300,000 renovation doesn’t add $300,000 in value, since the next buyer may not share the seller’s taste. Pay for what the market supports, not for what someone else spent.
